Notice of Start of Construction Activites
"The Woods at Beaver Lake" have received final approvals from the City of Sammamish, and will begin pre-construction activities early next week. Their initial schedule will involve logging and clearing of the site (this will begin after clearing limits have been fenced and inspected by City staff). They expect this phase to last about 3 weeks, and will then begin grading activities, which will last through the month of June and into July. There will be heavy truck activity during this timeframe.
All construction vehicles will use SE 30th street to access the site. They do not plan to begin any construction work on either SE 28th street or SE 30th street until mid summer.
Steve Burnstead Construction Company is the Owner / Developer of the project, and will be working with Goodfellow Brothers Construction, who will serve as our development contractor for roads and utilities. They anticipate completed lots by April 1st, 2009, with home construction to begin at that time.
They will be erecting temporary speed limit signs for construction vehicles along SE 30th prior to start of construction. If you observe speeding or discourteous drivers entering our site, please contact the Board, and we will contact their supervisors.
Summary Report from the 2/26/08 Woods at Beaver Lake/Burnstead Development Meeting
- There will be a 50 ft. buffer behind the houses on 257th Place. The layout will be: our fences, 50 ft. of trees and wild growth, then a stone retaining wall. The houses will be graded lower. They will start the removal of trees in May 2008.
- 30th Street will be the main entrance to the development. 28th street will be paved, have a sidewalk placed on one side of the road, but will be the development's secondary entrance. They will not open 257th Place to 28th street.
- 30th Street will have a nice sidewalk down the opposite side of the road from our development. They are going to have trees, a planter strip area, and lights placed.
This sidewalk will continue from 30th Street, left down E. Beaver Lake to the flashing crosswalk at 32nd Street (Klahanie). It will also continue to the right on E. Beaver Lake, attaching our sidewalk to Beaver Lake Estates.
- There will be 70 new houses. Lot sizes will range from 4,000 sf. to 14,000 sf. The large lots will be estate homes, and will be placed at the entrance ( across from 257th place and 30th street). There will be @ 6 estate homes, starting price is $1,000,000. Then the houses will cost between $650,000 and $800,000--depending on upgrades and lot size. They will start with building the model homes first--That will be behind 257th Place. The development will have 2 playground areas and 2 trail areas.
- Tree and remaining house removal begins May 2008. They anticipate breaking ground on the model in April 2009, and take approximatley 3 years to complete the development.
Update from 3/26/08 meeting at City Hall:
- The Burnstead development will not be placing a sidewalk on E. Beaver Lake Rd. to 32nd Street (at the crosswalk). The city of Sammamish would be responsible for placing a sidewalk in that area. I have sumbitted a request for a sidewalk to the Public Works department. I will keep everyone updated on that issue.
